NO CLOSING COSTS LOANS
Learning you have to pay thousands of dollars in closing costs when you take out a mortgage is often an unpleasant surprise to home buyers and people looking to refinance. At Champlain National Bank, we offer a No Closing Costs Mortgage, where we will pay most or even all of these fees for you. The only condition is if you pay off your mortgage during the first three years, you may be required to pay those closing cost fees back.
Deciding how much house you can afford depends on factors like your down payment amount, how long of a mortgage term you want and your income and expenses. Once your application is approved, we’ll order an appraisal from a licensed appraiser who is familiar with home values in your neighborhood. We’ll also work with you on obtaining title insurance or an updated abstract of title. If you are refinancing, we’ll take care of ordering the title for you.
Once we have all the documentation necessary to close your loan, we’ll contact you to schedule your loan closing at a location convenient for you. If you are purchasing a home, we’ll also take care of scheduling the closing with the real estate broker and the seller. Our goal is to make your home loan process with us the easiest you’ll ever experience.

Renee Darrah started with Champlain National Bank in 2015 as the VP and Director of Consumer Lending before moving into her current position where she is responsible for the business development of the Tri-Lakes region and management of the Lake Placid and Saranac Lake branches. Prior to joining Champlain National Bank, Renee worked for more than 10 years in banking in Saranac Lake as a Branch Manager and Mortgage Loan Originator. She is also the Treasurer for the Saranac Lake Area Chamber of Commerce.
Favorite part about working for Champlain National Bank: Our relevance to the business community. My job allows me to have a visible impact on my surrounding community. It enables me to meet business owners and share their vision, and it gives me the tools to help them to make their long term goals a reality. A lot of businesses (both large and small) would have a very difficult time maintaining operations if it weren’t for the fundamental role that banks play as suppliers of capital, holders of deposits, and providers of solutions for financial intermediation and mitigating risk. Medara Sherman joined the Bank in 2013 as the Willsboro Branch Manager and became the Westport Branch Manager in 2014. In 2016 she assumed the role of Branch Manager of both the Elizabethtown and Westport branches and became one of the Bank’s Mortgage Loan Specialists. In 2021, her role expanded to include serving as the Bank’s Security and Branch Operations Officer. Prior to joining Champlain National Bank, she worked as a General Manager for Ruby Tuesday Restaurants in the Midwest, and for her family-owned business in Willsboro: Champlain Valley Milling. She attended Siena College where she was awarded a BA in Psychology. Her community involvement includes spearheading the annual Champlain National Bank Project Wee Care, serving as a Board Member of the Westport Heritage House, and volunteering on the Westport Federated Church Council. Medara has three children and lives with her husband in Westport. She enjoys camping with her family, horseback riding, and is currently remodeling an old house.
Favorite part about working for Champlain National Bank: I really like helping our clients with their mortgages. Everyone’s situation is unique and putting all the pieces together is like putting together a puzzle. I also really enjoy that my job gives me the opportunity to teach budgeting classes around the area.
